Asking prices for homes have declined over the past year. See how they’ve changed in a decade.

Austin, Denver and Los Angeles are among the top markets seeing declines in median listing prices.

Asking prices have fallen over the past year, but remain high compared to 10 years ago, according to Realtor.com data.

The median asking price for a home in the United States was $424,500 in August 2026, according to Realtor.com data on properties in its database. Ten years ago, that price was $255,265, an increase of more than 60%. This increase would decrease to 20% when adjusted for inflation.

It’s important to note that Realtor.com’s median asking price is different from final home sales prices, which are what buyers agree to pay for a property at closing. Additionally, this dataset examines monthly median prices for properties such as single-family homes, condos, and townhomes.

But the rise in real estate listing prices appears to have slowed in 2025. Compared to August of last year, the national median listing price decreased 1.28%, from $429,990.

“Sellers are becoming more realistic when announcing the price. Like before, they can announce a very high price and then reduce and reduce, but now they start with a lower price to attract buyers,” said Jiayi Xu, senior economist at Realtor.com.

Reports from Realtor.com show that asking prices for homes fell year over year in three of the country’s four regions: minus 3.6% in the Northeast, minus 2.6% in the South and minus 2.1% in the West, while prices remained stable in the Midwest.

At the metro level, Realtor.com’s report showed that the median list price per square foot fell in 36 of the top 50 metros in August.

Xu said the major markets of Austin, Denver and Los Angeles are also seeing declines in median listing prices. For example, real estate asking prices in Austin fell 10% year over year. Xu explained that this is because prices in these markets that exploded during the pandemic are gradually falling.

“I think the median listing price will continue this downward trend, but the key point is that it remains very high. It remains very high. The affordability challenge is still there, and that is the main concern in today’s real estate market,” Xu said.
